Seattle Fire Code Fire Watch Requirements

International Fire Code (IFC) — Adopted by Seattle

Seattle adopts the International Fire Code with local amendments. The IFC establishes requirements for fire protection system maintenance, impairment procedures, and fire watch obligations.

Section 901.7 — Fire Watch

When a required fire protection system is out of service, the fire code official is authorized to require the building owner to provide a fire watch. The fire watch must be maintained until the fire protection system is restored to service.

Fire Alarm System Impairment

When a fire alarm system is out of service for more than 4 hours in a 24-hour period, fire watch is required in occupied buildings. The building owner must notify the fire department and the alarm monitoring company of the impairment.

Sprinkler System Impairment

Per NFPA 25 and Seattle Fire Code, when an automatic sprinkler system is impaired for more than 10 hours in a 24-hour period, fire watch is required. The impairment must be reported to the fire department, and patrol intervals must comply with local requirements.

Documentation Requirements

Fire watch patrol logs must be maintained and available for inspection by the fire marshal. Logs should document patrol times, areas inspected, guard identification, and any observations or actions taken.

Penalties for Non-Compliance

Failure to maintain required fire watch can result in fines, citations, and potential building closure orders from the fire marshal. Property owners and managers are legally responsible for maintaining fire watch when required by code.
